In the context of a deep transformation in the corporate real estate market, Proximus has announced a major strategic move. The telecom operator has concluded a dual agreement with Nextensa, involving the sale of its towers at Brussels' Gare du Nord and the relocation of its future headquarters to the iconic Tour & Taxis site. This operation highlights the evolving dynamics of the Brussels market, balancing asset repositioning, environmental demands, and the redefinition of workplace spaces.


A Strategic Sale in an Uncertain Market

The corporate real estate market has been significantly impacted in recent years by rising interest rates, inflation, and economic uncertainty. In this challenging environment, Proximus has managed to maximize the value of its real estate portfolio. The sale of its towers near Gare du Nord was completed for €62.5 million, in line with current market conditions. Additionally, a profit-sharing mechanism has been put in place, allowing Proximus to benefit from potential upside in case of market recovery.

This transaction is part of Proximus' strategy to divest non-core assets, with the aim of raising over €500 million by 2027. With this sale, the telecom operator has already achieved nearly €330 million in asset disposals, providing it with greater financial flexibility.


Tour & Taxis: A New Headquarters in the Heart of an Ambitious Urban Project

The choice of Tour & Taxis for Proximus' future headquarters aligns with several goals: strategic proximity to Brussels city center, a modern work environment, and, most importantly, a strong focus on sustainability. The project, set to begin in 2027 and be completed by 2028, will see 44,000 m² of office space developed in cutting-edge buildings that prioritize sustainability.

The new Proximus buildings will be designed to meet the highest environmental standards and energy performance. Notably, the Treebune building, spanning 11,000 m², will be constructed from wood and exceed NZEB (Nearly Zero Energy Building) standards, representing Proximus' commitment to sustainability and its ESG (Environmental, Social, Governance) goals.


Nextensa: A Key Player in Brussels' Urban Revitalization

Nextensa continues its strategy of sustainable urban development by welcoming Proximus to its Tour & Taxis project. This site, currently undergoing transformation, will become a mixed-use and vibrant district combining offices, residences, commercial spaces, and public areas. Proximus' presence will further enhance the site's attractiveness, in line with Nextensa's vision of integrated, innovative urban development.

Tour & Taxis is poised to become a model of sustainable and innovative development. The Tour & Taxis Towers, designed by renowned architect MVRDV, will be an integral part of this district, offering a mix of office spaces and urban living. With a total area of 57,000 m², the towers will feature a modular facade, green terraces, and other sustainable features to create a dynamic and vibrant environment.

This dual transaction highlights the changing dynamics of Brussels' corporate real estate market, where urban redevelopment and sustainability are now central concerns.
